The honest answer: 10–15+ years when it's done right, 1–3 when it's not. Here's what separates the two — and what Utah specifically does to garage floors.

The spread is enormous because "epoxy" covers everything from a $90 box-store kit to a 100%-solids commercial system. The product matters, but prep matters more — most early failures are adhesion failures, not product failures.
Mechanical grinding opens the concrete's pores so epoxy soaks in and bonds. Acid etching — the DIY standard — barely profiles the surface, which is why kit floors peel in sheets. Ask any installer: "Do you diamond-grind every job?" If the answer is hedged, keep shopping.
Cracks get routed and filled with epoxy or polyurea filler before coating; spalled areas get patched with epoxy mortar. A good installer also checks for moisture vapor transmission — coating over a slab that's wicking water is a guaranteed delamination. See our crack-repair guide.
Professional epoxy is 90–100% solids, meaning nearly all of it stays on the floor. Water-based DIY epoxy can be under 50% solids — half the can evaporates, leaving a thin film that wears through fast. Thickness is durability.
A clear polyaspartic or urethane topcoat is the wear layer: it takes the abrasion, UV, and chemical hits so the color coats underneath don't have to. Skipping the topcoat to save a few hundred dollars is the classic false economy.

When you can see concrete or primer showing through where tires track, the wear layer is gone. A recoat is due — waiting just lets damage reach the slab.
One chip is a repair. Peeling across multiple areas means adhesion has failed systemically — usually a prep problem from day one — and spot fixes won't hold.
UV-degraded epoxy chalks white and ambers. Cosmetic at first, but chalking means the resin is breaking down and a fresh UV-stable topcoat is overdue.
When the decorative flake is wearing off and stains have soaked past what mopping removes, the protective layers are spent.
Typically 10–15+ years in a residential garage — assuming diamond-ground prep, crack repair, and a high-solids epoxy system. Floors finished with a polyaspartic topcoat usually push toward the upper end of that range.

The coating itself is essentially immune to salt — brine can't hurt sealed epoxy. Salt destroys uncoated concrete, which is exactly why coating before winter is smart. The only salt risk is at spots where a coating has already failed and brine can reach bare concrete. More in the Utah winter guide.
Cheap or poorly cured epoxy can suffer hot-tire pickup, where the softened coating lifts with the tire. Properly cured high-solids epoxy resists it well, and a polyaspartic topcoat makes it a non-issue. Letting tires cool outside for a few minutes on the hottest summer days helps any floor.
Standard epoxy yellows and chalks under UV — the strip right at the garage door apron shows it first, especially on south- and west-facing garages. A polyaspartic topcoat is UV-stable and prevents this, which is why we recommend one on sun-exposed entrances.
When wear is widespread — the clear coat is gone across the traffic lanes, flake is worn through, or adhesion is failing in multiple areas — a full recoat (re-grind and a new system) beats chasing spot repairs. Isolated chips or one bad patch can usually be repaired.
Partly. Reputable installers put 5–15 year warranties in writing, and warranty length roughly tracks the system's expected life. Read the exclusions: most don't cover moisture vapor transmission or structural slab movement.
